Frequently asked questions

1. When can I stay in my lodge?

Each lodge has a 12 months occupancy, so you can stay at any time of the year.

2. So can I live there?

Your lodge is classed by N.C.D.C. as a second or holiday home. You must be registered, at a permanent address either in England or abroad.

3. Can I let out my lodge?

Treetops offers this service to owners if they wish. We will advertise, arrange bookings, clean and prepare your lodge; as well as monitor your property whilst it is being let. Because of our letting experience at Treetops we have accumulated a large data base full of existing customers, who are more than happy to return to Treetops.

4. What is the life span of my new lodge?

Your lodge is a permanent structure, the same lodges in Finland are several hundred years old! Of course as with any house they will need maintenance, especially external timber treatment, approximately every 5 years. We fully expect the lodge with careful love and maintenance to out last us all.

5. Who is responsible for the maintenance of my lodge?

As with any building, it will need maintaining and kept in good repair. This will be the owners responsibility, whether done by yourself or by our maintenance team.

6. Are they leasehold?

Yes, you will have a 999 year lease.

7. Do I get a garden with my lodge?

Yes you do. Unlike other holiday homes where you are allocated 1 metre surrounding your lodge, Treetops has been divided into plots, each registered with the Land Registry Office. You are effectively buying a plot and having a log cabin built on it. The size of the plot depends upon the size of the garden.

8. Is there an annual service fee?

The annual service fee will be in the region of £1,200 this covers the maintenance of the roads, pathways, grounds and lighting.

9. Do I have to pay insurance?

The lodges are insured individually and covered under Treetops insurance policy and billed to you quarterly. However we do recommend that you take out a separate policy to cover contents.

10. What about community charge?

We expect it to be set at 40% of the lowest band. This is to yet to be confirmed by North Cornwall District Council.

11. What about other bills?

All your services are metered. Water is metered at your lodge and billed to you quarterly at the standard SWW tariff. Electricity is metered at your lodge, depending upon which provider you choose, is usually billed quaterly.

12. Can I get a mortgage to buy my lodge?

Yes you can, we have details of companies who will lend on a commercial bases.

13. Can I have a telephone in my lodge?

Yes you can. The lodges have been provided with telephone and broadband facilities. Companies such as BT and Virgin provide an all in one package which includes : telephone, TV and Internet facilities.

14. Is there parking near to my lodge?

Each lodge will be allotted with its own car space. There is extra parking for guests.

15. Can my dog stay at Treetops?

Pets are welcome. All dogs must be kept under control and Treetops reserves the right to ask any dog that is unsociable to be removed.

There are a further 6 acres of surrounding fields owned by Treetops, which can be used as a dog walking / running area.

16. What if I wish to sell my lodge?

There are no hidden clauses within your lease to stop you selling your home. If you wish to sell, and we hope you don't, the option is yours.
